Grand Forks Planning and Zoning Commission Hears From Warehouse Owner

(KNOX) – The Grand Forks Planning and Zoning Commission approved a requirement for a warehouse at 4402 16th Avenue North.
Grand Forks City Planner Ryan Brooks says the building is along Interstate 29.

“It’s just north of the McDonalds on Gateway Drive,” Brooks says.

The owner of the warehouse is Gregg Opp Family Limited.

The owners appealed the design requirements along the corridor overlay and have only one material type along the side visible from the corridor.

The corridor overlay district requires the exterior wall to be at least half of the construction of permitted materials.

“To meet our code in this case there required to be 50 percent of one of the allowable materials. Their initial submittal to us was brick,” Brooks says.

The warehouse location is part of an existing industrial development area in the 2050 plan but does not mention corridor appeals.

The current land use is consistent with the plan.
